Residential Services

New Construction

Full drywall scope from hang to primer-ready: board hanging, tape and float, finish to specified level (Level 3, 4, or 5), texture if applicable, and PVA primer before painter hand-off. We work with homeowners acting as their own GC and with production and custom builders on scheduled release. Material spec confirmed in writing before first board goes up.

Room Additions

Additions require matching the existing home’s finish level and texture — the most time-consuming element of an addition drywall scope. We assess the existing texture in adjacent rooms and confirm we can match it before quoting.

Garage Conversions

One of the most common residential projects in Austin’s infill neighborhoods — Mueller, East Austin, North Loop — where ADU additions and home office conversions are active. Conversion scope includes: 5/8″ Type X on the shared wall and ceiling (IRC R302 fire separation), standard board on all other walls and ceiling, moisture-resistant board at exterior-facing wall bottom plates, and Level 4 finish. We quote garage conversions as a complete package.

Bathroom Additions

Bathrooms require moisture-resistant board in wet-area-adjacent walls, cement board (Durock or HardieBacker) behind tile, and standard board elsewhere. Master bathrooms in custom homes typically spec Level 5 due to lighting fixture placement and large mirrors that reveal surface quality.

Material Selection for Austin Homes

Standard 1/2″ gypsum (USG SheetRock / Gold Bond): All living spaces with functioning HVAC and no moisture exposure.

Moisture-resistant green board: Bathrooms, laundry rooms, utility rooms. Appropriate in areas with ambient humidity but not direct water contact. Under tile, use cement board.

Mold-resistant board (USG Sheetrock Mold Tough / DensArmor Plus): Any room where ventilation is uncertain — detached garages, bonus rooms over unconditioned space. Real mold resistance, not just surface moisture resistance.

Cement board (Durock / HardieBacker): Behind tile in showers, tub surrounds, and bathroom floors. Required as tile substrate in wet zones — not an upgrade, the correct substrate.

5/8″ Type X (fire-rated): Garage-to-home separation per IRC R302. Required by code. We don’t substitute 1/2″ board on garage separation assemblies.

Frequently Asked Questions

What finish level is standard in Austin?

Level 4 in production residential construction. Level 5 for custom builds or rooms with significant raking light. Level 3 for heavy-texture-only surfaces. Confirm finish level with your painter before either trade starts work.

Do you work on historic homes in Central Austin?

Yes. We’ve worked in Hyde Park, Travis Heights, Allandale, Crestview, and Clarksville. We understand plaster-over-lath construction and can match period-appropriate smooth or light-texture finishes.

Can you match texture in an addition to my existing house?

We assess existing texture in an adjacent room and confirm we can match it before quoting. We’ll show you a test sample in raking light before committing to the full scope.

What do I need ready before drywall starts?

Rough framing complete. Electrical, plumbing, and HVAC rough-in all inspected and approved. Insulation installed. Those inspections are the gate — drywall cannot start until they’re passed.
