Commercial Services

Metal Stud Framing

Commercial interior framing uses light-gauge cold-formed steel (CFS). Steel is dimensionally stable — it doesn’t shrink, warp, or absorb moisture — which matters in commercial applications where walls must stay plumb through multiple tenant cycles. We install 3-5/8″ and 6″ 20-gauge steel stud for standard partitions, and 16-gauge for full-height walls and walls receiving wall-mounted loads. Layout from architectural drawings, snapped lines, track fastened to slab, studs at 16″ or 24″ OC per spec.

Fire-Rated Drywall Assemblies

Commercial buildings require fire-rated wall and ceiling assemblies per the IBC — UL-listed assembly numbers referenced in structural drawings. We install these assemblies exactly as listed: correct board type, layer count, fastener pattern, and joint treatment. Common assemblies: UL U301 (1-hour partition), UL U305 (2-hour partition), UL V455 (1-hour ceiling). Fire-rating documentation is part of the project file.

Tenant Improvement Buildouts

Dividing an open shell space into offices, conference rooms, break rooms, and restrooms is the most common commercial scope in Austin’s active office and retail market. We work from architectural plans, coordinate metal stud layout with mechanical, and deliver to finish level per spec. Experienced with permit and inspection timelines in the Domain, Mueller, South Congress, and East 6th corridors.

Medical Facility Drywall

Medical offices, dental practices, and outpatient clinics require abuse-resistant Type AR board (USG Sheetrock Abuse-Resistant or National Gypsum Hi-Abuse) at high-traffic wall surfaces, water-resistant board throughout, and ICRA containment protocols during construction — negative air pressure, dust barrier curtains, dedicated entry/exit paths.

Restaurant Interior Systems

Restaurant interiors require moisture-resistant drywall throughout the kitchen zone, Type X on kitchen-to-dining separation walls per fire marshal requirements, and abuse-resistant board in service corridors. Acoustic isolation between kitchen and dining (STC 45+ often required) means resilient channel plus acoustic insulation.

Commercial Process

Plan Review and Submittals

We review architectural drawings and identify all UL-listed assemblies required. Material submittals — product data sheets for all board types, framing specs, joint compound — submitted through the GC to the architect for approval. No substitutions after submittal approval without an approved ASI.

Metal Stud Layout, Board, Finish

Snap chalk lines from drawings, install floor track, plumb to ceiling, install studs at specified spacing. All walls checked for plumb before proceeding. Board per UL assembly spec. Commercial finish level per spec — typically Level 4 for office and retail, Level 5 for premium office and hospitality.

Punch-Out and Sign-Off

Complete punch-out walk with the GC before billing final. All punch list items addressed before sign-off. Project file maintained with material data sheets, UL assembly numbers, and photo documentation.
