Commercial interior framing uses light-gauge cold-formed steel (CFS). Steel is dimensionally stable — it doesn’t shrink, warp, or absorb moisture — which matters in commercial applications where walls must stay plumb through multiple tenant cycles. We install 3-5/8″ and 6″ 20-gauge steel stud for standard partitions, and 16-gauge for full-height walls and walls receiving wall-mounted loads. Layout from architectural drawings, snapped lines, track fastened to slab, studs at 16″ or 24″ OC per spec.
Fire-Rated Drywall Assemblies
Commercial buildings require fire-rated wall and ceiling assemblies per the IBC — UL-listed assembly numbers referenced in structural drawings. We install these assemblies exactly as listed: correct board type, layer count, fastener pattern, and joint treatment. Metal Stud Layout, Board, Finish
Snap chalk lines from drawings, install floor track, plumb to ceiling, install studs at specified spacing. All walls checked for plumb before proceeding. Board per UL assembly spec. Commercial finish level per spec — typically Level 4 for office and retail, Level 5 for premium office and hospitality.
Punch-Out and Sign-Off
Complete punch-out walk with the GC before billing final. All punch list items addressed before sign-off. Project file maintained with material data sheets, UL assembly numbers, and photo documentation.
